How the Process Works—And Where Landlords Get Stuck
Step 1: N4 Notice (Non-Payment of Rent)
- Gives the tenant a deadline to pay in full or move out.
- Termination date must be at least 14 days (monthly/yearly rent) or 7 days (weekly/daily) after notice.
- Only claim rent on the N4 (not damages or variable utilities).
- Serve correctly and keep proof. Errors = invalid notice.
Step 2: L1 Application (After the N4 Date)
- Filed only after the termination date passes and the tenant still owes rent or remains in possession.
- Includes copy of N4, Certificate of Service, rent ledger, and filing fee.

Can the tenant void the N4 by paying?
Yes—if the tenant pays all rent claimed (and any new rent that came due before the termination date), the N4 is void. Partial payment is not enough.
When can I file the L1?
Only the day after the N4 termination date, if the tenant still owes rent or remains in possession.
What fees are involved?
LTB filing fees apply. If granted, adjudicators may add that fee to the arrears owed by the tenant.
